A covered patio, pergola, or deck extends your living space throughout the year. Redfin Agent David Palmer notes, “Buyers are particularly excited about outdoor spaces that are covered nowadays. Whether heated or not, buyers find this feature very appealing.” 

Even in colder climates, outdoor spaces are seen as opportunities for entertainment, relaxation, or dining. Palmer adds, “While it may not increase the appraisal value as much as adding heated square footage to the house, having a space where buyers can truly enjoy the outdoors is a significant benefit for them.” 

2. Energy-efficient windows and insulation

In today’s environmentally conscious market, buyers pay close attention to the energy efficiency of a home. Double-paned windows, proper attic insulation, and sealed crawl spaces can lower utility bills and enhance comfort. These features are especially important in regions with extreme climates, such as hot summers in the south and cold winters in the Midwest. 

If you have recently upgraded your home’s windows, it is essential to highlight this in your listing. Additionally, a pre-listing inspection can reassure buyers about the quality of your home’s insulation.

Palmer explains, “Buyers are genuinely excited to see clean and well-maintained attic and crawl spaces, free of rodents and well-insulated. This indicates to buyers that you have taken excellent care of the rest of the home.” While these areas may not be typical features that buyers focus on, a dry foundation and organized attic spaces can suggest fewer issues with the home. 

4. Smart home features

Smart thermostats, video doorbells, and integrated lighting systems remain sought-after features for homebuyers. These smart home features offer convenience, security, and potential energy savings. Highlighting any of these features can make your home stand out from others that lack these amenities.

5. Upgraded kitchens and bathrooms

Modernized kitchens and bathrooms are always in high demand in any home. Palmer emphasizes, “Buyers are still excited about well-appointed kitchens and bathrooms. When these spaces are done right, buyers will be enthusiastic about them.” Many buyers are drawn to contemporary appliances, stylish finishes, and functional layouts. 

These areas also offer excellent return on investment for sellers. According to a 2024 study by JLC, a minor kitchen remodel typically yields a 96% return on investment. Such a remodel often involves updating old appliances with energy-efficient models, refreshing hardware, refinishing or repainting cabinets, and replacing countertops. 

6. Functional storage solutions

Built-in shelving, garage storage systems, walk-in closets, and well-organized pantries appeal to buyers seeking seamless integration of their lives into a home. These additions do not require major renovations but can have a significant impact. Storage solutions are frequently a top priority for buyers and may be a driving factor behind their decision to move. Therefore, emphasizing the storage spaces in your home can help buyers envision themselves living there.
