When I first entered the real estate industry, I sought advice from experienced agents. The best advice I received was simple yet impactful: “Do as many open houses as you can.” Taking this advice seriously, I have utilized open houses, among other strategies, to establish a successful career in real estate at Your Property People. If it worked for me, it can work for you too, as long as you put in the effort and dedication.
To assist you in maximizing leads from your next open house, I am sharing the open house checklist that helped me generate millions in sales volume. This checklist provides step-by-step instructions for preparing, effective networking strategies, and follow-up tips to convert leads into clients.
If you’re short on time, you can download our checklist as a PDF below.
This ultimate open house checklist for 2025 breaks down tasks into manageable steps to help you create a game plan for one week, two days, the day of, and the day after your open house.
Five tasks to complete one week before your open house:
Task 1: Secure a listing for your open house. If you don’t have your own listings, ask other agents in the office if you can host an open house at one of their properties.
Task 2: Research the listing on your MLS to familiarize yourself with property details, disclosures, upgrades, and standout features.
Task 3: Gather additional information from the listing agent by asking probing questions about the property.
Task 4: Market your open house through various channels such as social media, email blasts, and personal invitations.
Task 5: Create a one-page open house flyer with essential details about the property to distribute to guests.
Two tasks to complete two days before your open house:
Task 1: Visit the neighborhood in person to identify suitable locations for your signs and engage with neighbors.
Task 2: Install directional signs to guide potential buyers to your open house location.
By following this comprehensive checklist, you can enhance your open house success and attract more qualified leads. Remember, preparation and attention to detail are key to a successful open house event. It is crucial to follow up with your leads promptly after the open house. Send a personalized email or text message thanking them for attending and expressing your interest in helping them with their real estate needs. Offer to answer any questions they may have or provide additional information about the property.
Task 3: Evaluate the success of the open house
Take some time to evaluate the success of the open house. Consider how many leads you generated, the quality of those leads, and any feedback you received from attendees. Use this information to improve your future open houses and refine your strategies for generating leads. Subject: Feedback from Open House Visitors
